New Construction

Before You Visit Any New Construction Sites... Read This!

Buying "new construction" is the pinnacle of most home buying dreams. Being able to choose your site, your floor plan, & your interior & exterior finishes gets most people very excited!

Buying new construction also means new procedures & paperwork that, if done incorrectly, can cost you tens of thousands of dollars. Whether you're buying your 1st home or your last, every sales office & construction project is different. What should you sign? Is this a true win-win or just a good deal for the builder? Is the builder telling you everything you need to know? How do you hold the builder accountable?

The RockinRealty Team has used our expertise to help many happy families through the process of building a home, & we'd be delighted to help yours, too! We understand the nuances of this process & we know what to look for while you're going through it. If you're considering purchasing new construction, you should meet with us right away so we can share some important information with you –information that you absolutely must know about the “new construction buying” process before you start visiting models. If you hesitate to call us, or fail to mention you’re working with us when you register at a new contruction model or site, it may be too late –because the builder might not then let you!

It is important for you to know that the on-site sales team does not represent you... they represent the builder. And even though you will be paying for it (an Agent’s commission is built into the sales price of new construction even if you don’t have an Agent), you will be stuck with nobody looking out for your best interest. By law, the builder cannot give you this commission money back, so it will be permanently lost, & you will have paid for something you never got, being forced instead to represent yourself. The on-site salesperson will help you as long as what you are doing benefits the builder they work for.

Wouldn’t it be better to have someone representing you instead of the builder? We can share with you things the builder won't... things that can save you money & that the builder would rather you not know. A Member of our Team will attend your meetings with the Builder including Up-Front Negotiations, Contract Signing, Pre-Drywall Inspection, and Final Walk-Through Inspection. The RockinRealty Team's involvement throughout this process can make a big difference on the final result, especially if unforeseen problems arise! Call us today to set up a free Initial Consultation geared toward new Construction. Remember, if you go to the site & register without an agent, you probably won't be able to have representation at all, even though the sales price you pay includes a Realtor commission! Construction Photos...

Wouldn't it be nice to tuck the kids in bed and leisurely check the progress of your newly constructed home? Building a new home is a very exciting time. A time you might want to share with friends and family who can't visit the construction site.

Or, while you're away, wouldn't it be convenient to access your home's progress via the internet -& not miss anything?

What's your home doing today?

In case you can't make it to the construction site, photos of your new home can be taken at key intervals throughout the construction process at your request, & posted on our website for you & your friends & family to enjoy!

What is a Buyer’s Agent? A BUYER’S AGENT is a new breed of Realtor who represents YOU, rather than the SELLER. Buyers who visit a NEW HOME SALES OFFICE (without a Buyer’s Agent) will be dealing directly with a SELLER’S AGENT who is contractually bound to obtain the most favorable price and terms for the Builder. Don’t forego your right to be represented!

How much does a Buyer's Agent cost you? Nothing! A Buyer’s Agent's compensation is recognized by builders as a marketing fee and has no impact on the final sales price of your new home. The Listing Agent shares the Seller-paid commission with the Buyer's Agent... if a Buyer's Agent is involved. Otherwise they keep it. So be sure to take advantage of this FREE opportunity to get the representation you deserve.

What does a Buyer’s Agent do? As your Buyer Agent we’ll assist you from start to finish. We’ll meet on-on-one with you and tour you through each community, model home center that meets your requirements. We make it our business to help you understand the process and your options. You can count on our local knowledge about new home communities, schools, lenders, and more. We know how to make your purchase go as smoothly as possible, so you can concentrate on the purchase rather than the process. This website is an example of our knowledge and commitment to help.

Begin with the End in Mind. Give your investment the best opportunity for appreciation at resale. We'll help you sort through your questions concerning location, builder, unit size, unit orientation, and builder options. The choices you make at the start of a new home purchase will set the stage for your success when you ultimately put your new home on the market for sale. Use our expertise up front & we'll be able to help you earn better capital appreciation when you sell.
